People have expressed concerns over plans for a "car free" development.

Plans were submitted for a "partial conversion" of a rear lower ground floor garage to be converted into two flats in Furze Hill, in Hove.

The existing lower ground floor is used for parking however developers argue the remaining space is "underutilised".

The two flats would have their own entrances and space to store bikes, however they would have no parking spaces.

The developers said: "The proposals will bring underused parts of this building into residential use.

"This small windfall development of new homes will contribute to a defined need within the city. "

However, people living in the area have expressed concerns over the plans.

One person said: "This is and always has been a garage for the storage of motor vehicles from Wick Hall and several of the spaces on the lower ground floor are still owned by us.

"It is noisy, smelly and the air is full of carbon monoxide and other noxious gases released from our cars, trucks, and motorbikes on a daily basis.

"It is already a very confined space and difficult to manoeuvre.

"Adding two dwellings would make it nigh on impossible to manoeuvre and park our cars."

Another person said: "There would be overshadowing, restriction of views. Just general overcrowding of the whole area which would probably end up creating conflicts."

One resident added: "I am totally opposed to this development which once again is far too close to the existing Wick Hall and would result in serious over-looking.

"It is also a totally inappropriate development in that the proposal is for residential units within a dilapidated and poorly maintained garage building which has water ingress and crumbling brick work. The garage is in constant use by cars and motorbikes."

A final decision by Brighton and Hove City Council is imminent.
